Recently I had a client that I had a listing with for two adjacent lots and the listing was for about half a million dollars. This seller had bought at the height of the market but my market hasn’t gotten back to that height.
So at some point the seller contract me and said, “We really appreciate all that you’ve done but we just want to move on. We need to use a different agent. You’ve done everything to give our property the most exposure, but we’re just ready for a switch.”
I tried to represent all the things that I had done and how I’d worked on their behalf, but they weren’t having it. Every agent will have this happen. It doesn’t feel good when you’ve spent money and time and effort to list, market and sell a home and it just doesn’t get sold. But it is what it is and if they’ve made a decision there’s not much you can do about it.
Two weeks later they called me back…
They said, “Will you take us back?” I said, “What do you mean?” They told me, “We’re just so accustomed to the high level of service that you provided and all the information you routinely gave us and we’re not getting that from this other agent.”
So I agreed and ended up renewing the listing with them. It ended up selling for right around $500,000. But even better is that I also attracted the buyer to that property. It ended up being a MILLION DOLLAR TRANSACTION and about $30,000 in gross commissioning.
It can be frustrating when a seller wants to terminate a listing but don’t burn any bridges. Just remember that nothing’s over until it’s actually over!
Let your client know that if there’s anything you can do for them, you’re there. Remain positive and professional and you never know what might happen!
