As a real estate agent your goal for your sellers should be to attract buyers. It’s essential that you do a good job of promoting the home.
I recently had a real estate agent come to me for help about an ad she was placing in a magazine or newspaper. So I had a look at what she’d created and I realized the ad was all about the house, but it didn’t focus on the home.
As a real estate agent you have to target your ads at the prospective buyers and so you have to put yourself in the buyers shoes.
I asked the agent, “Who is going to buy this home? Who is living in the home right now?” You have to consider who your target demographic is and then promote your listings to appeal to them. Who would want to live here?
Instead of just talking about the square footage and the number of bedrooms and bathrooms, talk about what is important to the buyer of this home. Why would this be the perfect home for them? List the great amenities, the benefits of having this home.
You want every buyer to see your listing and be able to imagine themselves living in this home.
So challenge yourself to think about the top two or three things about any listing you already have, or are trying to win and how you would use that to attract that target demographic of affluent buyers.
Focus on marketing the home with imagery and video that would attract these prospective buyers. Consider using drone video to show off the national forest, lake, river or golf course that might be nearby. Use video and photography to tell a story and do the same with the words you use in your ads too!
I think you’ll find you can sell your listings at a higher price point and in a shorter amount of time when you take the time and effort to do this. So, focus on the home and not just the house!
