Everyone knows ethics and integrity are important in our business, I don’t have to tell you that. But it can be hard sometimes when dealing with other agents. Especially if they ask you to go above and beyond for them.
Recently I had a scenario where I was representing a buyer and they terminated the contract based on the inspection. Going back, during the negotiation of this property the buyer thought the seller should provide a survey, but the seller didn’t want to pay for it. I agreed with my client, the buyer, and had a conversation with the other agent. We agreed that we would split the cost of the survey.
But then we terminated the contract. The other agent contacted me and said they would really appreciate me still paying for my half of the survey. This is entirely a benefit to the seller, they are going to utilize it. Why would I still be paying money for a survey that would not benefit me or my buyer?
I told the other agent I would write a check for my half of the survey and asked that when he sold the home, he would reimburse me the $390 because it is a benefit of the seller and this other agent. Within the hour I had a check in an envelope at the other agent’s office and they were surprised by how fast I was.
I didn’t have to do any of that. I could’ve easily said, “My client terminated and it’s not my responsibility and have a nice day.” But I didn’t. I acted with ethics and integrity because I know that my reputation precedes me. I might still never get that money back. The home may never sell, the agent may lose the listing but that’s a risk I’m willing to take.
Take the time and the effort to do the right thing. Especially because there’s fewer and fewer agents at the higher end of the market. Be the person everyone wants to work with, represent yourself with ethics and integrity and you will be a top real estate agent in your market.
